Dollar's official exchange rate falls sharply

In September of this year, the decline in the dollar exchange rate and the start of the new academic year affected rental prices for housing in Tashkent. This was reported in an analysis by the Institute for Macroeconomic and Regional Studies.

It is noted that the depreciation of the US dollar against the soum led to an increase in the dollar-denominated value of housing rental prices. As a result, rents calculated in dollars rose compared to August. In addition, with the start of the new academic year, landlords’ expectations of higher rents may have influenced the prices being offered.

Rental prices for moderately renovated apartments

During this period, the average rental prices offered for moderately renovated apartments increased compared to August, as follows:

  • 1-room apartments: up by $16 (from $318 to $334);
  • 2-room apartments: up by $18 (from $394 to $412);
  • 3-room apartments: up by $25 (from $477 to $502);
  • 4-room apartments: up by $19 (from $537 to $556).

Relatively lower rental prices were recorded in the following districts:

  • Sergeli district: 1-room – $293, 2-room – $365, 3-room – $412, 4-room – $474;
  • Uchtepa district: 1-room – $316, 2-room – $381, 3-room – $432, 4-room – $400.

Relatively higher rental prices were observed in:

  • Shaykhantakhur district: 1-room – $354, 2-room – $472, 3-room – $604, 4-room – $617;
  • Yakkasaray district: 1-room – $402, 2-room – $506, 3-room – $660, 4-room – $800.

Rental prices for fully renovated apartments

During this period, the average rental prices for fully renovated apartments increased as follows:

  • 1-room apartments: up by $22 (from $413 to $435);
  • 2-room apartments: up by $34 (from $580 to $614);
  • 3-room apartments: up by $50 (from $824 to $874);
  • 4-room apartments: up by $16 (from $1,185 to $1,201).

Relatively lower rental prices were recorded in:

  • Sergeli district: 1-room – $318, 2-room – $419, 3-room – $497, 4-room – $588;
  • Uchtepa district: 1-room – $355, 2-room – $464, 3-room – $535, 4-room – $550.

Relatively higher rental prices were observed in:

  • Mirabad district: 1-room – $479, 2-room – $762, 3-room – $1,075, 4-room – $1,462;
  • Shaykhantakhur district: 1-room – $535, 2-room – $746, 3-room – $1,094, 4-room – $1,369.
